The size of the market, in numbers
Most city guides describe a market in adjectives. Here is Nassau in figures, and how it sits against the two markets a buyer usually compares it with.
| Measure | Nassau | Suffolk | Brooklyn (Kings) |
|---|---|---|---|
| Establishments | 48,718 | 50,748 | 62,317 |
| Employment | 562,420 | 592,580 | 745,880 |
| Annual payroll | $38.2B | $39.3B | $37.6B |
| Fewer than 20 employees | 43,810 (89.9%) | 45,193 (89.1%) | 57,141 (91.7%) |
| Average annual pay | $75,174 | $75,653 | $54,742 |
| Combined sales tax | 8.625% | 8.75% | 8.875% |
About these figures. Establishment counts and size bands come from Census County Business Patterns for 2023 [1] ; wages come from the BLS Quarterly Census of Employment and Wages for 2024 [2] . The two series count slightly differently — CBP counts establishments with paid employees in a March reference period, QCEW counts covered employment across the year — so their establishment totals do not match, and we show each for what it measures rather than blending them. Both are published as an open dataset on our New York market data page, where you can compare any county to any other.
How much of that is actually acquirable
The headline count of 48,718 establishments is not the deal pool. Split it by employment size and the picture a buyer needs comes into focus.
| Employment size | Establishments | Share | What it means for a buyer |
|---|---|---|---|
| Under 5 | 32,047 | 65.8% | Mostly owner-operated. Many have no transferable value beyond equipment and a lease — the business is the owner |
| 5–9 | 7,145 | — | The bottom of the financeable range. Usually one owner, one or two key staff, real concentration risk |
| 10–19 | 4,618 | — | Where a first-time buyer with a 10% injection typically transacts |
| 20–49 | 3,193 | — | A management layer usually exists. Cleaner handover, higher price |
| 50–99 | 939 | — | Often above the SBA 7(a) single-loan range on price; may need conventional or mixed financing |
| 100+ | 691 | — | Not the small-business market. Different buyers, different process |
The band that matters is 10–49 employees: 7,811 establishments in Nassau. Below it you are usually buying a job; above it you are competing with private equity. That is the number to hold in your head when someone tells you there is nothing for sale.
Two cautions on the arithmetic. These are establishments, not firms — a business with three Nassau locations counts three times. And an establishment existing is not an establishment for sale. Use the distribution to judge whether a market is deep enough for your criteria, not to estimate deal flow.
What the labour market does to your P&L
Nassau and Suffolk are reported together by BLS as one metro division, with a labour force of 1,557.0 thousand and total nonfarm employment of 1,405.3 thousand in the July 2026 preliminary figures [4] . The supersector mix tells you where the customers and the competition for staff are.
| Supersector (Nassau-Suffolk, July 2026 p) | Jobs (000s) | Read for a buyer |
|---|---|---|
| Education and health services | 322.9 | The largest employer group by a wide margin. B2B services into healthcare are a real market here |
| Trade, transportation and utilities | 251.1 | Retail and distribution depth; also where much of the acquirable inventory sits |
| Government | 199.2 | Stable local spending; also a slow-paying customer if you are B2G |
| Professional and business services | 192.0 | The only supersector growing meaningfully year over year (+1.6%) |
| Leisure and hospitality | 147.8 | Peak. February was 121.2 — see the seasonality section below |
| Mining, logging and construction | 83.6 | Home services and trades; note the year-over-year figure is negative |
| Financial activities | 67.8 | Declining year over year |
Average annual pay in Nassau’s private sector is $75,174, or $1,446 a week [2] . That is the number to use when you are testing whether a seller's add-back for their own compensation is honest. If an owner is paying themselves $60,000 to run a business that would need a $120,000 manager at Nassau market rates, the add-back is not $60,000 of free cash — it is a $60,000 hole. Our SDE guide covers the adjustment; the owner earnings calculator does the arithmetic.
The seasonal swing you are underwriting
Leisure and hospitality employment across Nassau-Suffolk runs 121.2 thousand in February and 147.8 thousand in July [4] — a swing of roughly 22%. Most of that is Suffolk's East End, but Nassau's South Shore carries a version of it.
For a buyer this is a financing problem before it is an operating one. A trailing-twelve-month cash flow figure averages the good months and the dead ones; your loan payment does not. Ask for monthly revenue and payroll for 36 months, not a 12-month total, and test debt service against the worst quarter rather than the average. The DSCR calculator lets you run both.
Tax and the Suffolk comparison
Publication 718, effective 1 March 2025, puts Nassau at 8⅝% (8.625%) and Suffolk at 8¾% (8.75%) [3] . Both include the 3/8% imposed for the Metropolitan Commuter Transportation District.
An eighth of a point sounds trivial and mostly is — but it is worth knowing that the two counties are not identical, because a great deal of Long Island guidance treats them as one rate. Verify the jurisdiction using the Department's Sales Tax Jurisdiction and Rate Lookup Service. Publication 718 itself warns that using ZIP codes for tax collection "results in a high degree of inaccurate tax reporting."
What does not apply is the New York City overlay: no Business Corporation Tax, no Unincorporated Business Tax, no Commercial Rent Tax. For a buyer moving a search out of Queens, that is a genuine structural saving — and it is partly offset by property taxes among the highest in the United States, which reach you through the rent whether or not you own the building. Model occupancy cost with the occupancy cost calculator.
On closing, the New York bulk-sale process applies here as everywhere in the state: notify the Department at least 10 days before taking possession, or you can inherit the seller's unpaid sales tax [5] . Our bulk-sale guide covers the mechanics.
Nassau submarkets
| Corridor | Character | Deal profile |
|---|---|---|
| Garden City / Mineola / Westbury | Professional and medical office core; county seat at Mineola | Professional services, medical support, B2B; higher rent, stable demand |
| Great Neck / Manhasset / Port Washington | North Shore, high household income, strong retail | Premium retail, personal services, restaurants; rent and expectations both high |
| Hempstead / Freeport / Baldwin | Dense, diverse, lower cost base | Neighbourhood retail, food, auto, personal services; smaller entry prices |
| Long Beach | Barrier island; seasonal | Food and beverage, seasonal retail; verify the winter months carefully |
| Massapequa / Bethpage / Plainview | Suburban, family-heavy, Suffolk-adjacent | Home services, childcare, auto repair, quick-service food |
| Valley Stream / Elmont / Franklin Square | Queens border; commuter and cross-border traffic | Retail and services capturing NYC-adjacent demand at Nassau cost |
Nassau-specific diligence
- Lease and renewal position first. In a high-rent commuter market the lease is often worth more than the goodwill. Confirm the term, options, assignment consent and the landlord's actual intent before you spend on accounting. See the lease assignment guide.
- Monthly revenue for 36 months, to expose seasonality and any commuter-pattern shift.
- Replacement compensation at Nassau rates, benchmarked against the $75,174 county average rather than against what the seller pays themselves.
- Sales-tax filings reconciled to revenue, at the 8.625% rate [3] , and the bulk-sale notice filed on time [5] .
- Workers' compensation, statutory disability and Paid Family Leave coverage continuity from day one [6] .
- UI registration for the acquiring entity via the NYS 100 [7] , and a decision on whether the experience rating transfers.
- Town, village and county permits. Nassau has two cities, three towns and 64 incorporated villages, and village-level rules on signage, hours, parking and outdoor seating vary sharply between them. Verify at the village clerk, not the county.
- Trade licensing. Nassau’s Office of Consumer Affairs licenses all persons operating home improvement businesses in the county, and its definition is wider than the phrase suggests — it expressly includes gardening and landscaping where the operator uses their own equipment and vehicle. The county publishes a list of amendments to a current licence that has no transfer-to-a-new-owner option, which is why structure matters here: in an asset purchase your entity is a new applicant. The downstate licensing guide covers Nassau, Suffolk and New York City.
Where else to look
If Nassau prices out, the honest comparisons are Suffolk (same size market, slightly deeper mid-band, marginally higher sales tax, real seasonality), Queens (denser and cheaper to enter but with the full NYC tax overlay), and Westchester (comparable income, higher wages, smaller market). The Long Island regional guide covers the two counties together, and the data page lets you compare all 62 counties on the same measures.
Frequently asked questions
How many businesses are actually for sale in Nassau County?
Nobody publishes that number, and any site that gives you one is guessing. What is knowable is the size of the pool: Census County Business Patterns counts 48,718 establishments in Nassau for 2023, of which 43,810 have fewer than 20 employees. Small-business turnover runs at a few per cent a year, so the realistic annual flow is in the hundreds rather than the dozens — but most of it never appears on a listing site.
How does Nassau differ from Suffolk for a buyer?
They are almost the same size — 48,718 establishments in Nassau against 50,748 in Suffolk — and average pay is within $500 of identical. The differences are structure and rate. Nassau is more micro-business heavy (65.8% of its establishments have under five employees, against 62.9% in Suffolk), Suffolk has more businesses in the 20-99 employee band (4,719 against 4,132), and the sales-tax rates differ: Nassau 8.625%, Suffolk 8.75%.
What sales-tax rate applies in Nassau County?
Publication 718, effective 1 March 2025, lists Nassau at 8⅝% — 8.625% — which includes the 3/8% imposed for the Metropolitan Commuter Transportation District. Verify the jurisdiction with the Department's Sales Tax Jurisdiction and Rate Lookup Service rather than by ZIP code; the publication itself warns that ZIP-based lookups produce inaccurate reporting.
Do New York City taxes apply in Nassau?
No. The NYC Business Corporation Tax, the Unincorporated Business Tax, and the Commercial Rent Tax are city taxes and do not reach Nassau. The MCTD payroll mobility tax does apply, and so does the 3/8% MCTD component inside the sales-tax rate. Buyers who move a search from Queens to Nassau should model the difference rather than assume it.
What is the biggest diligence risk specific to Nassau?
Occupancy cost against a commuter customer base. Nassau's commercial rents are the highest in New York outside the city, and a great deal of retail and service revenue depends on foot traffic tied to LIRR stations and a handful of arterial roads. Verify the lease term, the renewal position, and revenue by day-part before you price the goodwill.
Is Nassau a good market for a first acquisition?
It suits a buyer with capital who wants density and household income, and punishes a buyer who is thin on cash. Payroll is expensive ($75,174 average annual pay), rent is expensive, and property taxes are among the highest in the country. The upside is a customer base with money and a business population deep enough that you are not restricted to one or two industries.
